Enter the Approximated Market Value and run different scenarios on the Seller's Net form using the Estimate Screen.
- ESTIMATED PRICING FORM: Enter your Estimated Market Value amounts, either as a single, absolute number, or include a minimum and maximum price. The remarks box allows you to include any information you may want to provide to your clients regarding the estimated pricing.
- If the subject property screen has a list price or a sold price, that is the value that will appear in the field on the Estimate screen
- If number one is empty, then if there are sold comps that generate a value in the Pricing Stats section of the Estimate tab, then that is the value that will auto populate
- If 1 and 2 do not apply, then the field would be blank and reqire a manually entered value
- ESTIMATED NET PROCEEDS TAB: Access the Estimated Net Proceeds form from this tab.
- SUGGESTED PRICING BOX: This box looks at the sold comparables chosen for your presentation, finds the average price per square foot, and then provides you a suggested price calculated from the square footage of your subject property.
- PERCENT RANGE: Click on the Create Range button to calculate a range of prices from the lowest to highest possible based on the percentage the agent believes it could fluctuate on the market from the estimated price.
- ESTIMATED NET PROCEEDS FORM: This form lets you enter all the information pertaining to your client.
- Create multiple net sheets (up to 3) by selecting Copy (see above, indicated by the red arrow).
- Edit the Estimated Net Proceeds Sheet by selecting Show(see above, indicated by the blue arrow).
