ESTIMATED PRICING/ESTIMATED MARKET VALUE: This box will have a number included in it when you first visit this screen. That number will be based on 1 of 2 pieces of information
- If your subject property included a value in the list or sold price field, that number will automatically show in this box
- If there is not a number included in either of those fields on the subject property screen, then this field will pull the value from the Price Based on Average Sales in the Pricing Stats box
Note: Once there is a number in this box, it will not update automatically as Sold comps update in your presentation. If the Estimated Market Value needs to be adjusted, it will need to be done manually.

- ESTIMATED NET PROCEEDS TAB: Access the Estimated Net Proceeds form from this tab. Up to 3 Net Proceeds sheets can be created for a variety of scenarios or to walk a customer through an offer.

PRICING STATS: The information in this box is determined by the system and looks at all of the sold comparables that have been selected for the CMA. The values are calculated in two (2) ways:
- Price Based on Average Sales: All sold comparables are combined and then the average price is provided

Price Based on Square Footage: All sold comparables price per square foot is determined and then averaged and applied to the square footage of the subject property
Note: all comp statuses that update from Active to Sold or Pending to Sold will change these numbers over time.

PERCENT RANGE: Click on the Create Range button to calculate a range of prices from the lowest to the highest possible based on the percentage the agent believes could fluctuate on the market from the estimated price.

ESTIMATED NET PROCEEDS FORM: This form lets you enter all the information pertaining to your client.
- Create multiple net sheets (up to 3) by selecting Copy (see above, indicated by the red arrow).
- Edit the Estimated Net Proceeds Sheet by selecting Show(see above, indicated by the blue arrow).
- ESTIMATED PRICING TAB: Access the Estimated Pricing form from this tab.
